The Fine Print

Notes, sign-up tiers & policies

Plan notes

  1. If net commission is $0–$499.99 there's no agent transaction fee; $500–$999.99 it's 10% of net plus $50; $1,000–$1,999.99 it's a flat $250.
  2. Each additional $200,000 of price (in $200k increments or fraction) adds $200 to the transaction fee.
  3. A $100 annual membership fee applies to agents on the 100% Basic plan, assessed at the start of each calendar year.
  4. Agents may switch between 100% Classic and Basic during December; a $100 administrative fee applies and a new signed/dated addendum is retained by the brokerage.
  5. Mentees may move to a 100% plan after 3 sale transactions (rentals excluded; double-ended deals count as one). The broker may require up to 2 additional mentee transactions if more practice is needed.
  6. 500 B&W print/copies per month included (non-rolling); $0.10/page over, $0.25/page for color. A valid card on file is required for printer access.
  7. For residential listings, For-Sale signs, lockboxes, sign posts and open-house signs are provided at no cost.

Sign-up tiers

Commercial

  1. Commercial transactions require a separate Commercial Addendum to your ICA; that fee structure is defined there.

Rentals (per office note)

  1. For rentals over $2,000, a flat $395 total is charged. Referrals are handled likewise, capped at $250.
